About Us

Founded to bring greater discipline and transparency to multifamily investment analysis, our firm provides independent, property-level underwriting informed by prior transaction and market experience. We focus on rigorous review of assumptions and risks to support informed internal evaluation and fiduciary oversight.

Our Mission

Our mission is to share institutional underwriting and deal experience with investors and investment teams seeking an independent, property-level perspective before capital is committed. We serve as a resource for individuals and groups interested in real estate investing who may not have the experience or internal capacity to fully vet opportunities on their own. Our work is designed to supplement internal evaluation through clear, disciplined analysis rather than direct investment guidance. The objective is to help decision-makers engage opportunities with greater clarity and confidence around underlying assumptions and risks.

Our experience spans institutional multifamily brokerage and multifamily private equity, with a focus on preferred equity investments across U.S. apartment markets. In prior roles, we served as lead analyst on more than 100 multifamily valuations, representing over 17,000 units and approximately $8.3 billion in aggregate valuation, and supported 24 marketing assignments that ultimately closed in excess of $450 million. We have also reviewed and evaluated more than 200 preferred equity and LP equity opportunities nationwide, providing exposure to a wide range of sponsorship profiles, market conditions, and capital structures. This background informs an analytical approach grounded in real transaction experience across both institutional and sub-institutional apartment communities.

Our Experience

Why Independent Analysis Matters

Multifamily investment decisions are often informed by underwriting prepared by parties with financial incentives tied to transaction execution. Independent analysis provides an objective review of assumptions, risks, and sensitivities that may not be fully reflected in offering materials. By evaluating both upside and downside scenarios, independent underwriting supports more balanced decision-making. This discipline is essential for maintaining fiduciary oversight and long-term alignment of capital.
